A new horizon for the south of Madrid
The city of Madrid is about to undergo a significant transformation with the proposed development of the Abroñigal area, a site that has remained forgotten for years. This project, covering 300,000 m², is strategically located between the Atocha railway and the M-30, aiming to turn this area into a vibrant urban centre that will include offices, housing, shops, and facilities.
Mayor José Luis Martínez-Almeida has revived this initiative as part of his new Southern Strategy, after more than a decade of discussions regarding its viability. The Abroñigal operation not only represents an opportunity to revitalise the south of Madrid but also seeks to establish a balance with the northern areas. Almeida has emphasised the importance of reaching a new agreement between the City Council and the Government to make this ambitious plan a reality.
Despite the enthusiasm for the project, there are several obstacles that must be overcome before Abroñigal can become a reality. One of the main challenges is the relocation of the railway operator Adif, which currently uses these facilities as a logistics centre. Since 2022, Adif has been moving its operations to the Vicálvaro logistics centre to free up the land needed for urban development.
Antonio Giraldo, a socialist councillor and urban planner, has expressed his willingness to collaborate in this transformative process. According to him, both the municipal and central PSOE are committed to actively participating in the creation of the new urban space. Almeida has urged the Government to sit down and negotiate the terms of the agreement as soon as possible.
Despite the existing hurdles due to the isolated location of the land between the railway lines and the M-30, Giraldo believes there are reasons to be optimistic about the swift progress of the project. The unique public ownership of the land would facilitate the necessary negotiations between administrations.
Although it is estimated that the first movements in Abroñigal may not be seen until 2032 due to the bureaucratic complexity involved, Almeida views this development as a historic opportunity. The goal is to create a modern and accessible urban environment that serves as a mirror to the north of Madrid.
