A new horizon for the Latina district
The City Council of Madrid has given the green light to an ambitious project that will transform the Ermita del Santo area, located in the heart of the Latina district. Deputy Mayor Inma Sanz announced the initial approval of the urbanisation plan, which will allow approximately 70% of a total area of 44,349 m², currently in private hands, to be incorporated into public ownership.
This development not only translates into territorial expansion but also promises to improve the quality of life for local residents. With the planned construction of 530 homes, 159 of which will have some form of protection, it is expected that 28% of the total will be allocated to facilitate access to affordable housing. “We gain green areas, we gain homes,” Sanz highlighted during her speech.
The project includes the creation of nearly 11,000 m² designated for recreational areas and treed open spaces, in addition to adding 5,600 m² more as green zones. A notable aspect is the commitment to the environment: the existing trees will be preserved and 297 new specimens will be planted, thus contributing to a healthier and more sustainable environment.
One of the key elements will be a green corridor measuring 60 metres wide, designed to connect the La Ermita del Santo and Caramuel parks with Madrid Río. This connection will not only improve pedestrian and cyclist mobility but will also fully integrate this new development into the existing urban fabric.
Aside from the residential and environmental focus, the project includes specific buildable space for public facilities amounting to 18,879 m². Additionally, the current commercial base will be maintained, transforming it into an accessible urban centre that will boost local economic activity and provide services close to residents.
As Madrid moves towards its goal of becoming a more sustainable and inclusive city, this project represents a significant step towards that desired future. The Compensation Board will be responsible for both financing and execution under the supervision of the Area of Works and Equipment.
