The price of rent in the Community of Madrid fell by 12.2% in July, but Fuenlabrada and Móstoles recorded significant increases. This phenomenon highlights local differences in the real estate market.
The rental market in the Community of Madrid has experienced a notable decline of 12.2% in July, according to the Fotocasa Real Estate Index. This drop compares to a year-on-year decrease of 10.6%, placing the average rental price at 19.27 euros per square metre per month. However, not all municipalities follow this trend; Fuenlabrada and Móstoles have surprised by recording increases of 8.5% and 5.3%, respectively.
The recent decline is the second largest recorded since Fotocasa began compiling its historical series. Despite this, six of the eleven municipalities analysed have seen an increase in their prices. Alcorcón also joins this list with an increase of 3.8%.
In contrast, some municipalities like Alcalá de Henares have suffered drastic declines; its average price has decreased by an astonishing 55%. Other places like Getafe and Leganés also reported significant drops of 11.2% and 8.5%, respectively.
Regionally, La Moraleja remains the most expensive area to rent with an average price of 21.66 euros per square metre, followed by San Sebastián de los Reyes (20.65 euros) and Madrid city (19.95 euros). On the opposite side, Móstoles has the lowest prices at 15.38 euros, followed by Tres Cantos (14.70 euros) and Colmenar Viejo (14 euros).
Despite the general declines in the Madrid region, Catalonia leads the national decreases, with a year-on-year reduction of 16.3%. The Community of Madrid ranks second with its drop of 10.6%.
Despite these fluctuations, Madrid remains the most expensive autonomous community for renting housing, even surpassing the Balearic Islands and Catalonia. The average cost remains high compared to other Spanish regions.
