A new urban horizon in the south of Madrid
The City Council of Madrid has taken a decisive step towards revitalising the area of Méndez Álvaro, a sector that has been the subject of urban planning for years. Under the leadership of Mayor José Luis Martínez-Almeida, the development of the project known as Madrid Nuevo Sur has been approved, which promises to radically transform this historic and problematic area.
This new plan includes the creation of a large sustainable mobility centre, which will cover a total area of 28,000 square metres. This space will not only serve as a nerve centre for urban transport but will also house facilities for electric bicycles and shared vehicles, contributing to a more ecological and efficient mobility in the capital.
The transformation will begin with the demolition of the old underground car park of the El Corte Inglés shopping centre, paving the way for this innovative centre. The proposal includes capacity to manage up to 9,000 electric bicycles, as well as a rotational parking facility with 320 spaces. Furthermore, it is expected to establish an electric mobility hub with fast charging services and logistics for the last mile.
Aside from the mobility centre, the plan includes the creation of a significant green space in the area, with an estimated investment of three million euros. This park will not only improve the environmental quality of the area but will also provide a respite for residents and visitors.
As this urban project progresses, the construction of an imposing office tower that could reach up to 27 floors is also on the horizon. This building will not only represent a new architectural landmark in the Madrid skyline but will also act as an economic engine by attracting companies and investments to this forgotten yet promising part of Madrid.
Despite the optimism generated by these plans, construction will not begin until after 2030. However, Almeida has assured that the work to demolish El Corte Inglés will start within the next 18 to 24 months. This marks the real beginning of a new era for Méndez Álvaro.
Méndez Álvaro has historically been known for its association with social problems and crime over the past decades. However, with this new urban and social approach driven by the City Council, it is hoped to change that narrative and turn it into a model for other urban areas in transformation.
As Madrid continues to evolve into a more sustainable and inclusive city, projects like the one developed in Méndez Álvaro are essential for building more resilient and connected communities.
