A new horizon for Valdecarros
In the southeastern part of Madrid, an ambitious urban project is taking shape. Valdecarros, a development that promises to change the face of the city, is advancing with the completion of the first phase of the Borde road. This artery will not only connect the new neighbourhood with already established areas but will also be crucial for the supply of basic services such as water and electricity.
The Borde road stands as an essential infrastructure in this development, housing a complex network of pipelines and underground networks. Luis Roca de Togores, president of the Compensation Board, has highlighted its importance by stating that “this is where all the services of the urbanisation connect.” This means that what happens beneath the asphalt is as vital as what is visible on the surface.
The project is divided into three phases. The first phase has required a significant investment of 6.5 million euros and connects Avenida del Mayorazgo with a new roundabout. Currently, this stage is nearly complete, awaiting the start of construction. The subsequent phases are in progress and are expected to culminate by the end of 2027.
Local authorities have set a clear goal: to allow simultaneous construction by autumn 2026. If everything goes as planned, the first homes could be delivered between late 2028 and early 2029.
Valdecarros is not just a new neighbourhood; it represents one of the largest developments in southeastern Madrid. With over 51,000 planned homes —55% of which are protected— and capacity to accommodate approximately 150,000 residents, this project aims to provide a sustainable and inclusive urban environment.
Almost 40% of the area will be dedicated to green spaces, with over 110,000 trees planted to ensure that no home is more than 200 metres from a green space. Additionally, the creation of over 127 kilometres of bike lanes and pedestrian paths is planned, thus promoting sustainable mobility within the new neighbourhood.
Deputy Mayor Inma Sanz has emphasised that Valdecarros will be “a development absolutely filled with green spaces,” highlighting its commitment to a healthier urban future.
