The Works That Will Change the Landscape of Madrid
The ambitious project of Madrid Nuevo Norte has taken a significant step this week with the commencement of the first demolitions in Las Tablas Oeste. This development, which has been on the urban agenda for decades, is finally beginning to take tangible shape. The initial intervention focuses on the removal of fifteen warehouses and sheds that previously served as a storage yard for SEMAT vehicles.
José Ignacio Morales, CEO of Crea Madrid Nuevo Norte, expressed his enthusiasm for the start of these works: "This progress confirms that we are meeting the established deadlines and we are embarking on a phase where the project becomes a tangible reality." Morales emphasized the importance of carrying out this work with a responsible approach, seeking to minimize any negative impact on nearby residents.
The work affects a total area of 113,725 square meters, located between Calle Castillo de Candanchú and the General Railway System. With an estimated timeframe of six months to complete this initial phase, the aim is to prepare the ground for the subsequent stages of urban development, which will begin this summer. The demolitions are designed to be selective, thus allowing for the proper classification and efficient management of the resulting materials.
A highlighted aspect of the project is its commitment to sustainability. It is expected that approximately 76%, or 12,018 cubic meters, of the demolished material will be reused as fill in future works. Additionally, specific measures will be implemented to control the environmental impact during the execution of the project, including systems to monitor dust and noise.
Once this initial phase is completed, Madrid Nuevo Norte will advance towards a complete urbanization that will include modern infrastructure such as road networks, wide sidewalks, bike lanes, and green areas. This new development will not only improve the quality of life in Las Tablas Oeste but will also facilitate better connections with other areas in the north of Madrid.
