A new urban horizon for Madrid
The works on Las Tablas Oeste, the first development of the ambitious Madrid Nuevo Norte project, have officially begun, marking a milestone in the urban transformation of the Spanish capital. Since May 6, heavy machinery and work teams have been active in this area that promises to change the landscape of northern Madrid.
The initial phase of the works focuses on an old field used for vehicle storage, where demolition and land preparation tasks will be carried out. This process, which is expected to last approximately six months, is crucial to prepare the space before the formal start of urbanisation planned for this summer.
The affected area covers more than 113,000 square meters, where the demolition of 15 existing buildings and sheds will take place, as well as the removal of pavements and other structures that are no longer needed. The company Crea Madrid Nuevo Norte, which owns 97% of the land in this area, has expressed satisfaction with the progress made so far.
José Ignacio Morales, CEO of Crea Madrid Nuevo Norte, stated that the works are progressing as planned and highlighted that this project is already a tangible reality for citizens. He also emphasised the commitment to local residents during this construction phase: “We face this stage with great enthusiasm and responsibility,” Morales commented.
The urban plan not only includes housing; it also features commercial spaces, offices, and more than 91,000 square meters designated for green areas. In total, 741 homes are expected to be built, with 38% under municipal management. This approach aims to create a balanced environment that combines residences with recreational areas and essential services.
In addition to residential and commercial buildings, Las Tablas Oeste will have new streets, wide sidewalks, bike lanes, and LED public lighting. Sustainable systems such as ecological drainage and efficient networks for public services will also be implemented. An innovative aspect will be the partial covering of railway tracks and the undergrounding of existing overhead lines.
As the initial works progress, specific measures have been established to minimise any negative impact on the local environment. This includes dust control generated by construction activities and constant monitoring of ambient noise. These actions reflect a responsible approach towards the surrounding community throughout the construction process.
